Terms and Conditions

Payments
In order to confirm your booking we take a holding deposit of 50% of the total. All payments need to be made by cheque (payable to Mrs M.Fyffe), together with a completed booking form (provided by us) giving details of the make-up of your party plus contact details etc, within 5 days of making your provisional verbal booking. The balance is required in full 6 weeks prior to commencement of your holiday, together with a £100 refundable damage deposit.

Cancellations policy
We advise all clients who book with us to take out appropriate holiday insurance with their insurer at the time of booking to cover any unexpected eventualities which might lead to the cancellation of their holiday. Please be advised that cancellations made up to 4 weeks prior to the commencement of the holiday will receive a refund of 75% of the full weeks rent. Cancellations made 4 weeks or less before commencement with only receive a 50% refund.

Exclusions
Maximum occupancy for the flat is 5 people plus one baby under the age of 2 (using the cot). The flat is a strictly no-smoking zone and pets of all types are not acceptable. We regret that in consideration to our neighbours, we do not accept single sex stag or hen groups.

Arrival and departure
Guests may arrive any time after 3pm on the arrival day.
On the day of departure, all guests must leave the flat by 10am latest.

Gas, electricity, and heating
Is inclusive in the cost of your holiday.

Bedlinen, towels amd teatowels
Bedlinen, towels and teatowels are changed on a weekly basis and are inclusive in the cost of your holiday. Guests simply need to remember to bring their own beach towels. It is assumed that guests will bring their own cot linen, if required.

Breakages and cleanliness
Everyday wear is acceptable, but tear is not! We ask that all guests leave the flat in a clean and tidy condition, and that all waste is either taken away or placed in the dustbins downstairs so that our cleaning staff can easily prepare the flat in time for the next set of guests. All breakages should be reported to us via our comments book in the flat so that we can ensure action can be taken for future guests. If the flat is not left in a thoroughly clean and tidy condition or if there are breakages then an appropriate amount will be deducted from the damage deposit.

Children, Noise & Neighbours
As parents of three young children ourselves, we welcome well-behaved children, and have organised the flat to provide everything younger guests (and their parents) should want. However, as a courtesy to our neighbours in the house, we do ask that parents ensure that the noise is kept down and that children are supervised at all times to ensure that their impact on the fixtures and fittings is kept to a minimum.
We reserve the right to ask guests to leave/forfeit their deposit should there be unacceptable noise from the party.

Pets
No pets of any kind are allowed on the premises at any time.

Smoking
No smoking is allowed on the premises at any time.

Lost keys
Our keys are high security, non-duplicabale keys and as such are expensive - all non-returned/lost keys will be charged at £15 each and will be deducted from the deposit.
